Answer: Let’s assume you have signed a contract with a professional builder, and chosen the features and specifications for your new home. However, a visit to the lighting supplier triggers a desire for security lighting not included in the contract. Before making any decisions, talk with your builder. A professional builder will gladly try to accommodate changes. But sometimes even small changes can have a big impact on cost or scheduling, particularly if construction is already under way. For example, the security lighting desired as discussed earlier is easy for the builder to accommodate before the electrical wiring has been started, and difficult to accommodate after the drywall and siding have been completed. Changes can also cause delays. A professional builder works with a tight construction schedule and subtrades move from one home to another according to a timetable. Getting the electrician back for a change later may be difficult as he has responsibilities to other homes and contracts. Also, changes must be documented as written change orders and signed by both parties. This eliminates misunderstandings and ensures that everyone understands what has been agreed to. Most conflicts result when there isn’t a written agreement. Keep in mind that change orders are considered extras to the contract. Ask your builder to explain how you will be billed Adjustments may be made to the outstanding balance due on closing date, you may be charged separately later, or the cost could be added to a scheduled construction draw. Building a new home is great experience and best enjoyed when everyone is working from the same written page.
